Tenant fees

We will take a Holding deposit equal to one weeks rent; the landlord or agent can keep the Holding Deposit if the applicant:

1.  You change your mind or decide not to proceed with the tenancy.

2.  Fails a legally required Right to Rent checks,

3.  Provides false or misleading information on their application that might affect the landlord decision ( such as hiding severe adverse credit or significantly overstating income).

4.  You pull out of the process or fail to cooperate/sign within the  15-day deadline while the landlord takes all reasonable steps to finalize the agreement.  If the Holding Deposit is kept by the agent or landlord, then the reason for doing so will be outlined in writing by way of email.

Late payment of rent (when over 2 weeks) 3% plus the Bank of England base interest rate

Lost Keys –  If you lose your keys and require a new key then Pocock + Shaw will charge the reasonable cost for the supply of a new key.

Change of tenancy requested by the tenant will incur a fee of £65 inc VAT (£52 plus VAT)
