Our lettings process

We understand that lettings can seem complicated, so we've broken the process down into 7 simple steps.

One

A quick visit and property appraisal

We'll meet you at the property to carry out a full rental appraisal, where we can answer any questions you have, and advise you of any important legal requirements. Of course, this is free of charge and without any obligation to use us.

Two

Effective marketing for your property

We'll use our website and advertise on several leading property websites to get your property in front of as many people as possible. Naturally, we'd advise starting this process as early as possible to get the ball rolling.

Three

Viewings and quality feedback

Whether your property's empty or has existing tenants in residence, we will accompany all of the viewings, and make sure each viewing is confirmed with you, so that you're always in the loop.

Four

Vetting the tenants
for your property

Our potential tenants will be asked to complete a pre application form before a physical viewing takes place, to ensure the tenant is able to afford the property and general cost of living prior to a physical viewing.

We've partnered with an award-winning lettings platform, to ensure an efficient and seamless process is experienced by both Landlord and proposed tenant right from the start.

Facial recognition tools help us to ensure the tenant has the correct ID and meets the Right to Rent requirements. The technology helps to provide assurance to tenants and landlords alike, for additional peace of mind.

Five

Paperwork and security deposit

All the legal paperwork will be taken care of, and we'll provide an assured shorthold tenancy agreement. We require a maximum of five weeks' deposit, and one month's rent paid in advance. We'll take care of all the domestic administrative tasks that come with having a new tenant.

Six

Services, visits and rent collection

We offer a let‐only and full management service as well as rent protection if desired. Depending on your requirements, we can deal with tenant queries, collect rent, arrange annual gas checks and obtain competitive quotes for maintenance and repairs.

Seven

At the end of the tenancy agreement

At the end of a tenancy, we will make sure that the property is in order, arrange the check-out of the tenants and negotiate any deposit deductions, if required.
