  • Full inspection and evaluation to prepare a detailed inventory;
  • Property marketed through email, advertising in the local media and through our interactive website;
  • Advice on up-to-date legislative issues;
  • Comprehensive vetting and credit reference procedure for tenants;
  • Monthly rent collection and transfer of payments to owners;
  • Regular financial statements;
  • Enforcement of your rights, including arrears collection;
  • Advising on compliance with Safety Regulations for gas and electricity supplies;
  • Arranging annual gas checks;
  • Inspection visits and condition reports during the tenancy and throughout any void periods;
  • Obtaining competitive quotes for minor maintenance and repairs and arranging for the work to be carried out;
  • Problem handling and emergency repairs;
  • End-of-tenancy inspection and deposit repayment (less any negotiated sum for dilapidation); re-marketing of the property towards the end of a tenancy term in order to minimise any void periods.

Landlord fees

Full Letting and Management Service - 15% of the monthly rent inclusive of VAT plus an admin fee of £144 inclusive of VAT

Let Only Service - 60% of first month's rent or a minimum fee of £600 including VAT

Preparation of Tenancy Agreement or extension - £120 inclusive of VAT

Duplicate Statements and Annual Tax Statements - £60 inclusive of VAT

Void Period Visits - £30 inclusive of VAT

 

Cambridge Office Landlord fees

Full Letting and Management Service – 12% of the monthly rent inclusive of VAT (10% plus VAT)  

Let Only Service - 60% of first month's rent inclusive of VAT, subject to a minimum fee of £600 inclusive of VAT (£500 plus VAT)

Duplicate Statements and Annual Tax Statements - £60 inclusive of VAT

Void Period Visits - £30 inclusive of VAT

Renewal agreement when requested by the landlord - £120 inclusive of VAT (£100 plus VAT)

Additional property inspections (over and above the scheduled  6 monthly inspections for managed properties) - £65 including VAT  (£50 plus VAT)

End of tenancy deposit return negotiation for non-managed properties - £100 including VAT

Please note: we do NOT charge a commission on any third party contractor bills. All contractors used are independent and the Landlord pays what they charge without any additions. This applies to EPC’s, Gas and Electrical checks, inventory and check out reports as well as scheduled and responsive works.

 

Newmarket & Burwell Office Landlord fees

Full Letting and Management Service – 12% of the monthly rent inclusive of VAT (10% plus VAT)  plus tenancy administration charge of £144 inc Vat (£120 plus Vat)

Let Only Service - 60% of first month's rent inclusive of VAT, subject to a minimum fee of £600 inclusive of VAT (£500 plus VAT)

Duplicate Statements and Annual Tax Statements - £60 inclusive of VAT

Void Period Visits - £30 inclusive of VAT

Renewal agreement when requested by the landlord - £120 inclusive of VAT (£100 plus VAT)
