This substantial semi-detached Edwardian residence is located on a secluded section of Chesterton Road (is accessed via Chesterton High Street) and benefits from a sunny southerly facing rear garden backing onto a Chesterton recreation ground.
The property is currently arranged as a 7 bedroom HMO and is well presented decoratively with a modern bathroom, shower room and fitted kitchen. The property was re-roofed in 2018. The two front rooms could easily be converted back to one large reception room and the property, with a little re-modelling would create a large and attractive family home, alternatively it could be retained as an HMO for an investment purchaser.
The southerly facing rear garden backs onto Chesterton recreation ground and offers access to the front of the property via a side pedestrian gate.
Agents note.
Japanese knotweed was found at the rear of the property and a professional eradication programme of treatments has been carried out by Eco Control Solutions Ltd to ensure eradication of the plant (last treatment due in July 2021) along with a 10 year company guarantee.
"We offer 10-year company guarantees, covering up to £5million, against all Japanese knotweed eradication programmes. ECS are also able to offer separately underwritten Insurance Backed Guarantees (IBGs), should this be required."
We currently have the 10-year guarantee up to 5 million pound. Hope this helps? If you need further information please let me know.
